UH, THE HIGH POINT RANCH IS A MASTER PLAN COMMUNITY.

COMMUNITY LOCATED EAST OF HIGHWAY 77, 3 77 NORTH OF FM 4 28 AND SOUTH OF BLACKJACK ROAD.

UH, THE PROPERTY WAS ZONED AS A PLANNED DEVELOPMENT DISTRICT IN SEPTEMBER OF 2023.

AND A PREVIOUS PRELIMINARY PLAT FOR THE OVERALL HIGH POINT DEVELOPMENT WAS APPROVED, BUT HAS SINCE EXPIRED, UH, HAS APPROVED IN 2022.

UM, SINCE THEN, UH, HIGH POINT HAS SUBMITTED PRELIMINARY PLAT SIMULTANEOUSLY WITH FINAL PLATS ON A PHASE BY PHASE BASIS.

I THINK A FEW OF THOSE PHASES HAVE COME THROUGH HERE.

UH, THE PRE PRELIMINARY PLAT INCLUDES 115 RESIDENTIAL LOTS, ONE HOA LOT, AND THE PLATTED LOTS WITH, UM, THE PLOTTED LOTS COMPLY WITH THE DEVELOPMENT AGREEMENT, AS WELL AS THE ZONING FOR THE OVERALL PLAN DEVELOPMENT AGREEMENT.

UH, CITY STAFF RECOMMENDS APPROVAL SUBJECT TO THE FOLLOWING CONDITIONS, AND I'LL READ THOSE OFF NOW.

UM, CHAPTER 10, ARTICLE 10 PLAT SHALL BE REVISED TO INCLUDE RECORDING INFORMATION FOR ALL EASEMENTS LOCATED WITHIN OR ABUTTING THE SUBDIVISION.
