SO THERE WAS JUST A TYPO IN THE CHART THAT WAS ON THE, THE PLAT PLANNING AND ZONING COMMISSION RECOMMENDED APPROVAL OF THE AMENDED PLAT AT THE DECEMBER 11TH, 2025 MEETING.
CITY ENGINEER AND PLANNER HAVE REVIEWED THE AMENDED PLAT AND RECOMMENDED FOR APPROVAL.

AND SO WE WANTED TO BE SURE THAT WE MADE SURE THAT WE ACCOMMODATE AS MUCH AS POSSIBLE.
THE PROGRAM ADAMS, THAT YOU HAD SET FORTH, THIS IS CONCEPT ONE.
AS YOU CAN SEE, WE'VE GOT A PARKING LOT ON THAT SPLITS BOTH FIELDS ON THE NORTH AND THE SOUTH.
WE'VE GOT THREE SMALL FIELDS, A LARGE BALL FIELD WITH, UH, CENTRALIZED CONCESSION SAND WITH, UH, PLAYGROUND THERE.
AND WE HOPE TO HAVE A LOOP TRAIL ALL AROUND THAT.
WE'VE GOT IT TO, TO WHERE WE ARE ABLE TO FENCE OFF THAT WHOLE SOUTH SIDE.
SO THE IDEA IS SO THAT WHEN KIDS ARE PLAYING, THE PARENTS ARE STILL ABLE TO WATCH THE GAMES AND STILL HAVE THEIR KIDS

THERE'S A SMALLER RESTROOM, A CONCESSION ON THE NORTH SIDE, AND THEN YOU'VE GOT THAT MAINTENANCE ON THAT MIDDLE SIDE.
IN ALL THESE OPTIONS, WE ARE ACCOMMODATING ABOUT 420 PARKING SPOTS.
AND YOU CAN SEE THAT THE PARKING IS SPLIT ON THE NORTH AND EAST SIDES.
THIS ONE ACCOMMODATES TWO AND TWO TOO LARGE AND TOO SMALL.
WE ELIMINATED THE NORTHERN, UM, BUILDING SO THAT WE CAN HAVE IT THERE IN THAT CENTRAL LOCATION.
WE HAVE THREE POINTS OF INGRESS AND INGRESS HERE WITH THE MAINTENANCE THERE ON THAT SOUTH SIDE SO THAT IT'S SEPARATED FROM EVERYWHERE ELSE.
WE HAVE THREE SMALL SOCCER FIELDS ON, ON THE NORTH SIDE AND THEN THAT LARGE FIELD AS WELL WITH THE TWO, UM, SOCCER FIELDS THERE.
THIS ONE, UM, RELOCATES THE, THE PARKING ON THE SOUTH AND EAST.
THIS IS A DIFFERENT CONFIGURATION WHERE YOU HAVE THE, THE CENTRAL, UM, CONCESSION STAND IN THE MIDDLE AND THEN STILL HAVING THE MAINTENANCE ON THE SOUTH SIDE.
THIS ACCOMMODATES LESS DOCKER FIELDS BUT THEN ALSO ACCOMMODATES ONE PRACTICE ON THAT NORTH END.
SO BASED OFF OF OUR PRESENTATION, THE PARK BOARD RECOMMENDED GOING FORWARD WITH OPTION TWO WITH SOME MODIFICATIONS.
AND SO THIS WAS THE MODIFIED CONCEPT FOUR.
SO THIS IS OPTION TWO WITH THE MODIFICATIONS OF ADDING AND MOVING THE CONCESSION FROM THAT NORTHERN PIECE AND HAVING IT CENTRALIZED SO THAT YOU CAN STILL HAVE THE, THE CONCEPT OF OPTION ONE WITHIN THIS OPTION TWO.
AND THEN ADDING ANOTHER BUILDING TO THE NORTH SIDE SO THAT THEN THE SOCCER FIELDS WILL ALSO BE ABLE TO HAVE, UM, RESTROOM, A SMALL CONCESSION AND THE ABILITY TO HAVE AN AREA FOR, EXCUSE ME, TRUCK YARDS OR I'M SORRY, FOOD TRUCKS.
I'M GONNA DIG INTO THE ENGINEERING A LITTLE BIT.
IT IS A LITTLE DRY SO I'LL TRY TO MAKE IT QUICK.
UM, OPTION ONE IS THE MOST EXPENSIVE BY AND FAR MAINLY DUE TO THE EARTH WORK.
UM, BECAUSE THE SITE IS PREDOMINANTLY BASICALLY FLOWING FROM THE FAR SOUTHWEST CORNER NORTHEAST, PUTTING A FIELD RIGHT THERE ON TOP AND TRYING TO FLATTENING IT OUT.
WE GOTTA MAKE ALL THAT GRADE UP AND BY RESULT WE HAVE TO HAVE A LOT OF DIRT HAUL OFF.
UM, A DUMP TRUCK CAN HOLD ABOUT EIGHT CUBIC YARDS AND A HAUL ON THIS DESIGN IS AROUND A HUNDRED THOUSAND CUBIC YARDS.
SO QUITE A BIT OF DUMP TRUCKS NEARBY.
DEVELOPERS WILL BE HAPPY, UH, GIVE 'EM FREE DIRT, BUT IT DOES DRIVE THE COST OF, UM, WE FLIP TO THE NEXT ONE.
THE SECOND ONE IS A LITTLE MORE REALISTIC IN TERMS OF DIRT WORK.
UM, THERE IS A POSSIBILITY OF SPREADING SOME OF THAT DIRT ON THE NORTH LOT, WHICH I'LL TALK ABOUT LATER.
BUT THIS ONE GETS YOU A LITTLE BIT MORE REALISTIC AND THE PRICE GETS BROUGHT DOWN SIGNIFICANTLY WITH OPTION THREE.
YOUR DIRT VOLUME IS ALMOST ZERO.
AROUND 10,000 IS THE BEST YOU'RE GONNA GET FOR THIS STAGE OF THE DESIGN.
THE GOAL FOR OUR DESIGN IS GET TO ZERO, WHICH WITH OPTION THREE IS HIGHLY FEASIBLE.
UM, WITH ALL THREE OPTIONS YOU HAVE TO TAIN AS YOU'RE ADDING A BUNCH OF IMPERVIOUS AREA, UH, THAT POND AND ALL THOSE RENDERINGS WE'RE LOOKING AT, WERE IN THE NORTHEAST IN EVERY OPTION AND IT'S ALL AROUND THE SAME VOLUME 'CAUSE IT'S ALL AROUND ABOUT THE SAME AMOUNT OF CONCRETE AND IMPERVIOUS COVER.
OPTION FOUR, LIKE WE WERE SAYING, IS A VARIATION OF OPTION TWO.
SO THE NUMBERS ARE ABOUT THE SAME.
I THINK THERE'S A NET DIFFERENCE ABOUT A THOUSAND AND THAT'S SOLELY DUE TO THE FACT THAT WE ARE JUST CHANGING AND ATTICS SOME EXTRA CONCRETE AROUND THE BALL FIELDS.
UM, WHEN I WAS TALKING ABOUT A POSSIBILITY OF SPREADING SOME DIRT ON THE NORTH LOT.
SO THIS LOT IS GONNA BE BASICALLY USED FOR A PUMP STATION FOR THE CITY.
UH, THERE'S A POSSIBILITY OF SPREADING SOME OF THAT EXTRA DIRT TO THE NORTH.
SO RAISING IT UP A LITTLE BIT AND THAT WOULD HELP OFFSET THE COST OF THE DIRT BEING HAUL OFF SITE BECAUSE ALL YOU COULD DO IS JUST MOVE TO THE NORTH.
IN TERMS OF COST, LIKE I WAS SAYING EARLIER, THE MOST EXPENSIVE WILL BE OPTION ONE PREDOMINANTLY DUE TO THE EARTH WORK.
OPTION TWO AND OPTION FOUR ARE VERY SIMILAR, LIKE I SAID, 'CAUSE THEY'RE JUST VARIATIONS OF ONE ANOTHER.
THE ABOUT A MILLION DOLLAR DIFFERENCE 'CAUSE YOU'RE ADDING AN EXTRA BUILDING.
UH, OPTION TWO HAS TWO BUILDINGS, OPTION THREE IS THREE, SO THAT'S ABOUT A MILLION DELTA RIGHT THERE, PLUS A SMALL AMOUNT OF EARTH WORK MIXED IN.
AND THEN THE CHEAPEST WOULD BE THAT THIRD OPTION, WHICH KEEPS YOU RIGHT AROUND 25 MILLION WITH A CONTINGENCY.
SO IN ALL THESE OPTIONS, THE FIRST COLUMN IS THE OVERALL COST THAT WE SEE IT AS IT IS RIGHT NOW.
SECOND IS THE CONTINGENCY, THE FINALS, THE GRAND TOTAL.
THE GOAL IS TO GET IT TO 25 MILLION.
SO YOU KNOW, WE'RE A LITTLE HIGH RIGHT NOW AND THE GOAL IS TO START CUTTING SOME STUFF AND PROGRAMMING AS WE GO ALONG.
